    Brooke talks tax exemption-when to file, why and so much more!

    Hello! Brooke Hiers here with Adams Cameron & co. realtors. Team Zimmerman. Here to talk to about real estate tips and tricks. I wanted to talk today about homestead exemption as this is the season.
    So who?
    Anyone who has legal title to a real property is eligible to homestead exemption as long as they reside at the property as of January 1st.
    Why?
    It can decrease your taxable value up to $50,000. More importantly your assessed value which is used to calculate your property taxes cannot increase more than 3% at a time annually after you are granted the exception so you save money.

    The market value does not equal asses value. The market value is typically higher than your assessed value which is good for you for tax purposes.

    You do not need to reapply as long as you continue to qualify.

    Now when? Applications begin at January 1st and end March 1st.
    So go ahead and file your taxes. You can go to any local Volusia county property appraiser office and file.

    Last time I touched on mortgages and how to save them. This time I want to get more into depth on what kind of mortgages are out there for you. Most people have the conception that are these big, huge down payments that you have to have and while those are available, there are options for you.
    You have FHA loans that have down payments as low as 3 and a half percent. And then for our veterans. Thank you for serving. You can get up to a 100% financing.

    Watch as buyer’s agent Brooke Hiers shares a few things to avoid when buying your first home.

    Brooke: Here are some things you shouldn’t do when you are under contract with your first home:
    Don’t buy new furniture
    Don’t buy a new car to go in your fancy new garage
    Don’t quit your job or switch from a w2 employee to a 1099 employee
    Don’t spend your down payment
    And don’t forget to mention that you pay into child support
    And also don’t forget to not deposit large sums of cash into your bank account. It can look a little squirrely.
    Um the underwriter will check at the closing table.
    I just want you to be able to close your first home!

The first step in the process is contacting a lender to figure out your budget. Contacting a lender can tell you what you’re ready now or if you’re ready in six months to a year. They can help you figure out what you need to do to get in the best position possible to be a first time homebuyer. If you don’t have a lender, contact me and I can get you contact with one.
